Modular Data Center Operator BluSky AI to Lease 5 Acres in Oklahoma

BluSky AI, a modular data center operator, has agreed to lease five acres of land in Mulhall, Oklahoma, for its seventh data center project. The lease is set for 10 years with two optional five-year extensions, potentially running for up to 20 years.

Lease and Capacity Terms

The company will pay an initial base rent of $4,000 per month, plus $2,500 per megawatt per month up to 16.3MW. Any capacity beyond this threshold will be charged at a reduced rate of $1,000 per megawatt per month.

Location Advantage

Mulhall lies north of Oklahoma City, part of one of the state’s most active data center regions. The area has seen increased interest from infrastructure firms due to favorable energy and space conditions.

Corporate Background

Formerly known as Inception Mining, the company rebranded as BluSky AI in April, shifting from mining to the construction of modular data centers.

Strategic Expansions

After its rebranding, BluSky launched its first data center and finalized a partnership with Wyoming-based Digital Asset Management LLC, an infrastructure firm also controlled by BluSky’s CEO.

The company previously operated the Clavo Rico gold mine in Honduras, which it sold to Mother Lode Mining.

Ongoing Projects

In September, BluSky announced another letter of intent for a modular facility in Juab County, Utah. Additionally, it has secured land for new developments in Milford, Utah; Wells, Nevada; and Huerfano County, Colorado.
